Preliminary Plat Review Process

The Plan Review Committee reviews the Preliminary Plat with the representatives of the utility companies.  The Plan Review Committee consists of the Community Development Director, Director of Public Works, Building Official and the Fire Marshall.  Plans are also forwarded to the City's Engineer for review.  Six (6) copies of 24" x 36" blue line prints are required.  Comments are returned to the applicant as to deficiencies on the Preliminary Plat.  The applicant has the opportunity to correct the plans.  Once the plans are corrected, return to the Community Development Department two (2) size 24" x 36" blue line copies of the corrected folded Preliminary Plat, and twenty (20) 11" x 17" reduced copies of the corrected Preliminary Plat, and a letter addressing each comment by the Plan Review Committee and the City's Engineer.

All materials must be submitted at least three weeks prior to desired Planning and Zoning meeting date.

The Preliminary Plat is then forwarded to the Planning and Zoning Commission for consideration.  If the Preliminary Plat is approved by the commission, conditional approval shall be effective for one year.

Final Plat Review Process

The Plan Review Committee reviews the Final Plat.  The committee consists of the Community Development Director, Director of Public Works, Building Official, Fire Marshall and a representative from the Police Department.  Plans are also forwarded to the City's Engineer for review.  Six (6) copies of 24" x 36" blue line prints are required.  Comments are returned to the applicant as to deficiencies on the Final Plat.  The applicant has the opportunity to correct the plans.  Once the plans are corrected, return to the Community Development Department two (2) blue line copies of the corrected folded Final Plat at 24" x 36" size, and twenty (20) 11" x 17" reduced copies of the corrected Final Plat, and a letter addressing each comment by the Plan Review Committee and the City's Engineer.
